The Basics
What Is a CL-100 Inspection?
Also known as a "termite inspection," a "wood-destroying organism inspection," or simply a "Termite Letter," a CL-100 is a thorough evaluation of a home to identify wood-destroying pests and related issues.
After the evaluation, our certified technicians compile findings into an official South Carolina Wood Infestation Report — detailing exactly what issues were found and where they are located. If damage is discovered, we include clear photos for your reference.
What We Look For
Termite Activity
Signs of active or past activity including Subterranean and Drywood Termites.
Treatment History
Evidence of current or past treatments — liquid barriers, bait stations, and more.
Other Wood-Destroying Organisms
Powder post beetles, carpenter ants, carpenter bees, old house borers, and more.
Pest Damage
Structural damage related to wood-destroying pest activity.
Wood-Destroying Fungi
Both active and non-active fungal growth that degrades structural wood.
Excessive Moisture
Conditions that could lead to future infestations or structural rot.
Do I Really Need One?
Yes — Especially in the Lowcountry.
When purchasing a home in South Carolina, your lender will generally require a CL-100 inspection. But even if they don't, we highly recommend getting one.
The Lowcountry's intense heat and humidity creates the perfect breeding ground for termites — allowing colonies to thrive and multiply rapidly. Once established, an infestation is difficult and expensive to remove. Even a small colony can cause thousands of dollars in hidden damage over time, potentially compromising your home's structural integrity.
Beyond termites, the report details how your home is faring against other wood-destroying pests and highlights moisture concerns. Moisture can hide in plain sight — from standing water in a crawlspace to wood absorbing humidity beyond safe levels. Because termites are highly attracted to moisture, catching these conditions early is critical.
Yes, you absolutely need — and should always want — a CL-100 Inspection. Stop an infestation before you end up with thousands of unwanted roommates.
Required by Most Lenders
Most SC mortgage lenders require a CL-100 before closing — don't let it hold up your transaction.
Prevent Costly Structural Damage
Even a small termite colony can quietly cause thousands in damage — early detection is far cheaper than remediation.
Identify Hidden Moisture Issues
Standing water in crawlspaces and excess humidity are prime termite attractants — we find them before they become a bigger problem.
Important Note
A CL-100 inspection is not an agreement to treat or a warranty for any issues found. To remedy items listed on a CL-100, you will need to contact the appropriate professionals.
