The Basics
What Is a Home Inspection?
A home inspection is a non-invasive, visual examination of a property, typically conducted during the real estate transaction process. A certified home inspector thoroughly assesses the property for defects, uncovering potential structural problems, delayed maintenance issues, and hidden safety hazards.
Without the proper training and specialized tools, both major and minor defects are easily overlooked. Skipping this step could leave you responsible for thousands of dollars in unexpected repair and replacement costs.
Beyond uncovering immediate issues, an inspection provides valuable insight to help you forecast future expenses — every home has aging components that will eventually require maintenance. Your report details major systems, their approximate age, and remaining expected lifespan so you can budget accordingly.
Do I Really Need One?
Absolutely.
Uncover Hidden Defects
Major and minor defects are easily missed without specialized training and tools. A professional inspection protects you from costly surprises after closing.
Plan for Future Expenses
Your report details the age and remaining lifespan of major systems — HVAC, roof, water heater — so you can budget for what's coming.
Leverage in Negotiations
Armed with factual data, you can confidently request repairs, negotiate a price reduction, or ask for seller credits before closing.

Our Standards
What Makes a Great Inspector?
In South Carolina, a home inspector is licensed by the Residential Builder's Commission — requiring 50 supervised inspections, a 120-hour course, and a final exam. Because the state does not mandate continuing education, many inspectors stop there.
That is not the case at Carolina Premier Inspections. Our founder and lead inspector, Bob Wiggins, regularly travels out of state for advanced continuing education to ensure our team is at the forefront of industry standards.
Certified Master Inspector (CMI)
A prestigious designation requiring 1,000 fee-paid inspections and strict adherence to the industry's toughest code of ethics.
Multiple InterNACHI Certifications
Carolina Premier holds multiple certifications from the International Association of Certified Home Inspectors, requiring ongoing coursework and yearly continuing education.
Ongoing Advanced Education
Bob regularly travels out of state for advanced training — going well beyond what South Carolina's licensing requirements demand.
